基于微观主体行为的绿色住宅供求驱动因素与决策机制研究

The promotion of green housing is one of the important approaches to improve the effectiveness and quality of the housing supply, and to facilitate the supply side reform of real estate industry. Green housing advancement is also the key to carry out the green development concept in real estate and urban development area, and to build resource-saving and environmental friendly urban settlements. Based on the micro-data of housing market and big-data from search engines and we media, this project will employ methods of econometric analysis, text mining and field experiments to analyze the supply behaviors of developers as well as the purchase behaviors of home-buyers, so as to investigate the driving factors, decision mechanisms and development rules of green housing supply and demand under the background of China’s housing market and green housing development. Using the results of empirical analysis, an Agent-based Model will further be developed as a policy laboratory to simulate the effects of possible events on green housing development, and thus provide some evidence to support industrial policy making. In addition, this research will also contribute to expand the related theories in housing economics, and promote the interdisciplinary research among economics and green building technologies.

发展绿色住宅是提高新建住房供给有效性和供给质量，促进房地产业供给侧结构性改革的重要途径，也是房地产业和城市建设领域贯彻落实绿色发展理念，推进资源节约型、环境友好型社会建设的重点和关键。本项目拟以中国住宅市场及绿色住宅发展为背景，利用住房市场微观交易数据和来自搜索引擎与自媒体等的相关大数据资源，从绿色住宅开发商供给行为和居民家庭购买与使用行为分析入手，综合运用计量经济学、文本分析和实验经济学方法，揭示影响绿色住宅供给、购买和使用的驱动因素、决策机制和发展变化规律。本项目还将基于上述研究，建立基于主体模型的政策实验室，预测外生冲击对绿色住宅发展的影响，识别影响绿色住宅发展的机制和体制等方面障碍，为政府精准产业政策制定提供科学决策依据。此外，本研究对拓展住房经济学相关理论研究，促进经济管理和绿色建筑技术学科的交叉研究，具有重要意义。

发展绿色住宅是提高住房供给有效性和供给质量的重要途径，也是提升城市宜居性的关键。本项目在系统梳理国内外已有研究的基础上，构建了分析绿色住宅发展动力机制的理论框架和模型。然后，以中国住房市场及绿色住宅发展为背景，利用住房市场微观交易数据、相关大数据以及实地调研数据，从房地产开发企业的绿色住宅供给行为和居民家庭的绿色住宅购买与使用行为分析入手，综合运用计量经济学和实验经济学方法，从市场驱动、政策推动、信息助推三方面进行了实证研究。本项目对绿色住宅溢价和参与者经济可行性、绿色住宅供给的影响因素与激励政策效果、以及信息对绿色住宅需求的助推作用的定量分析结论，能够为政府精准产业政策制定提供科学决策依据。以理论研究模型为基础，以实证研究结果为输入参数，建立绿色住宅发展的分析预测模型作为政策实验室，能够预测外生冲击对绿色住宅发展的影响，识别影响绿色住宅发展的机制和体制等方面障碍。
