基于地籍和道契的上海“地块”空间形态演进及其影响因子（1843-1943）

The project aims to expand the field of historical urban geography,and to research its new methodologies. Integrated the methodologies and means of geography, history, economics and other disciplinaries, the project takes the area of Shanghai foreign Settlements from 1843 to 1943 as the research object and its scope, to reconstruct the parcels' spatial morphology evolution and to explore its influencing factors. The main content of the project are as follows:(1) based on the source of land deed and cadastral maps and terriers of different periods, the project builds the database of parcels whose fields are landowners, area, boundary, land value, etc, and analyses the parcels' physical form and geographical distributing characters;(2) from the point of the temporal and spatial expansion of the land property rights transference and the land use changes, the project examines the changes of parcels' spatial morphology,and explores the law of land use spatial morphology changes;(3) from the view of the differences of the land owners' and land renters' nationalities, metiers,and education and social class,and from the point of the relationship between the individuals and the government, the project employes the metholodogies of the behavior theory and structuralism to examine how the influence resulting from the social, economical and cultual backgroud imposes on the land use spatial morphology changes, and to reveal the intrinsic mechanism of the land use spatial changes. As an important case study, the project helps to understand the urban spatial form of Chinese modern cities, and hopes to provide the theories reference for the government policy of the city developments of Shanghai.

本项目旨在从土地利用角度入手，探索历史城市地理学的研究方法。本项目综合运用地理学、历史学、经济学等多学科理论与方法，以1843-1943年上海租界地区为范围，考察上海向近代城市转型过程中，"地块"尺度的空间形态演进及其影响因子。其内容包括：（1）以道契和地籍为核心，运用GIS重构"地块"形态（面积、边界、形状等）及属性（权属、地价等）的时空序列，并揭示其空间形态特征及规律；（2）运用GIS方法复原土地产权转移与土地用途转变的时空过程，并揭示其基本特征与规律；（3）分析土地买卖与转让各方的社会文化属性及其利益关系，考察开埠以后上海土地利用空间形态演变的社会、文化和经济特征，并阐释这些因素对土地利用空间形态演进的作用和影响。本课题对于深刻理解微观尺度的近代中国城市空间形态和城市化过程具有重要学术价值。本课题还可为当下相关职能部门制定上海城市区域可持续发展策略及城市规划方案的设计提供理论依据。

本课题以1843-1943年上海租界地区为范围，以地籍图册和道契为核心材料，运用地理学、历史学和经济学等多学科理论与方法，考察上海在城市化过程中“地块尺度”的空间形态演进规律及其影响因子。本课题分三部分完成：. （1）创建地块的时空序列数据。运用GIS对现存的地籍图进行数字化处理，以五年为一时段，创建地块的空间数据库，再对地籍册和道契进行数字化处理，生成地块的属性数据库，包括时间、面积、地价、估价、业主、租主等字段，将空间数据库与属性数据库结合，复原出每个地块时空序列演变过程；. （2）复原土地产权转移与城市化的时空演变过程，揭示其基本规律与调整：a，根据道契的立契时间及不同年份地籍图册的地块信息，复原出道契地产的空间扩展过程；b，将土地分为大于50亩，40-50,30-40,20-30,10-20,5-10,1-5和小于1亩等9大类，通过复原和分析这9大类土地的空间变化，探讨土地利用强度的时空过程与区域差异。c,根据地价的信息，通过复原和分析地价的时空演变，分析城市用地规模和强度，并揭示其基本规律。. （3）影响因子分析：a, 基于人口增长和经济发展的经济因子分析；b，基于房地产或大地产商土地经营方式的土地市场行为因子分析；d，基于国别和职业的社会文化因子分析。. 本课题的学术意义在于将城市空间形态的研究尺度，从以往学界的政区--建成区--街区，放大到”地块“的微观空间尺度，这对于深刻理解微观尺度的中国城市发展规律的细部演变具有重要的学术价值。本课题基本完成了预期目标，目前已完成可索引的上海百年地产数据库（7万条数据），并编制了相应的专题地图集。目前已发表论文8篇，其中6篇为核心期刊（CSSCI和北大中文核心）1篇外文期刊，另出版1部译著，撰写1篇国际会议论文。本课题是基于中国本土的“地块”尺度的土地利用形态演变以及土地市场规律的长时段连续时空序列的考察，对于当下中国城市化可持续发展，特别是对房地产业健康稳定发展提供决策依据和理论参考。
