当代中国住宅建筑的类型学特征研究

The development of the contemporary Chinese housing has made great contribution to the history of the world housing. This research attempts to summarize the typological identity of the contemporary Chinese housing in the framework of the world housing. One goal is to trace back the prototype, to analysis the inevitability and the contingency of the main typological identity. The other goal is to discuss the deformation, to put forward the multiple possibilities for the future transition. This research also attempts to generalize the special "Chinese Modes" for the development and design of housing, to summarize their individuality and achievement, experience and lesson. Therefore, it hopes to increase the speech right for the Chinese housing internationally, and meanwhile to breakthrough the general awareness of the western academia on the development laws and design principles of housing. ..This research is mainly composed with the following 7 parts: （1） the interactive and rapid development between the city and the housing, （2） the housing system procedure from welfare to market and then to welfare again, （3） high-rise buildings for high density, （4） the urban design rules on the new city, new district and new "village", （5） the evolution of the housing floor plan and size, （6） building forms under the commercialization, （7） the affordable and easy technology. ..The research team owns a good background of international cooperation, long-term teaching experience and sufficient design experience, and we will attempt to apply the architectural typology, the architectural history and the comparative study on the research work, therefore we hope to put forward the innovative views of the Chinese housing in the context of international buildings and forecast its direction of development.

中国当代住宅建筑发展对人类居住建筑历史形成了空前的贡献；本研究拟在世界住宅建筑发展的框架下，对当代中国住宅的类型学特征进行源流总结，上溯原型，分析主要类型学特征的必然性和偶然性；讨论变型，提出未来转型的多种可能性。研究拟归纳住宅建筑发展与设计方法的"中国模式"，总结其个性与成就、经验与教训，以期增强中国住宅建筑的国际话语权，突破欧美学术界对住宅建筑发展规律和设计原则的一般认识。.研究内容主要为：1，城市与住宅的互动高速发展；2，住宅体系从福利到市场再到保障的进程；3，高容积率下的高层住宅策略；4，新城新区新村的城市设计特点；5，户型和面积的演变；6，商业化推动下的建筑形式表现；7，适用易行的技术观。.研究团队有较强的国际合作、教学科研和设计实践背景，拟采用建筑类型学、建筑历史学方法，运用比较研究等手段开展工作，力求在国际建筑语境下提出对于中国住宅建筑的创新认识观，并预测其未来发展方向。

新中国城镇住宅建筑发展可被分为两个阶段：从1949年到1979年，是福利住房为主的缓慢发展阶段；1980年起至今，是以住房商品化为主的快速发展阶段，并形成了世界住宅建筑发展中独特的类型学特征。. 本研究在住宅全球化整体发展框架下，对当代中国住宅的类型学特征进行源流总结，归纳了四层面八点典型特征。在社会层面的动力特征：1，高速发展的住宅建筑成为城市发展欲罢不能的动力，住宅建设成为利益相关方的共赢点，全国城镇住宅动态存量达到186亿㎡（2014） 2，自有商品住宅成为个人投资热点，自有化率85%（上海，2015），形成了商品住宅一统天下的局面。在城市设计层面的形态生成：3，公私妥协造就高层低覆盖率行列式布局；4，大尺度封闭小区填充由中心城区和郊区通用的“推光式改造”带来的增量土地。在住宅功能与形式层面的精心雷同：5，一梯N户单元式套型平面一枝独秀，投资消费概念引导住户强烈关注自我；6，建筑形式上也有明显的重商主义特点。在建造技术上的巨量使用：7，重视低门槛和规模效应，无所不在的钢筋混凝土剪力墙体系和现场建造方式成为鲜明特色；8，绿色生态概念成为点到为止的产业化标签。. 本研究认为，当代中国住宅建筑发展的范式生成，核心机制是追求局部“效率”所致。研究预判，随着城市发展由增量向存量模式转变，住宅政策与设计标准的改革与对城市价值的认识争鸣，追求综合“效益的”需求不断增加，第三次多元化转型是必然趋势。. 研究团队在教学科研、国际合作交流和设计实践方面得到进一步锻炼，建立空间与定量数据模型对大量收集整理数据进行分析比较，是突破建筑类型学等计划研究手段上的创新；项目组成员与众多国际知名专业人士接触，先后多次参加UIA、ISUF、CUHC及主办住宅转型研讨会等国际交流活动，体现了本研究增强我国住宅研究国际话语权的积极意义；设计实践多次获奖也反证了本研究所追求“类型学贡献”方法论的有效性。研究成果在社会科普转化方向上进行了有意义的探索。
